The phrase “corporate housing” conjures up images of sad, beige functional spaces. But Kiana Collins is changing that perception as founder of Georgia Premier Homes, a real estate firm specializing in residential and investment property management and corporate relocation.

Collins began her career in property management, working for large firms like Greystar. She got her real estate license in 2015 and worked as a Realtor with Keller Williams for 10 years. Two years ago, she had an epiphany. “I had clients asking me to manage properties,” she says. “Keller Williams told me that I needed to become a licensed broker myself.”

In 2024, that’s exactly what she did. While Collins still sells real estate through Keller Williams, she focuses the majority of her time on growing her offerings and clientele at Georgia Premier Homes. Clients include many large companies based in Atlanta, such as Emory Healthcare, The Home Depot, Delta Air Lines and Waffle House. Celebrities, athletes and other top talent who need a high-touch, short-term housing solution also flock to her.

It’s the perfect convergence of Collins’ skills: full-service property management, maintenance and real estate under one roof with a dedicated team of four who serve Georgia, South Carolina and, soon, North Carolina. She has a bevy of condos, townhomes and single-family homes in her portfolio, from Cumming to Newnan, representing $20 million in managed assets.

It’s a lot of work, but Collins says she finds it fulfilling. “My favorite part of the job is delivering quality living and exceptional service,” she says. “I believe in creating a level of service that feels intentional, professional and supportive.” For example, Collins worked with a relocation client who required her to coordinate work schedules, travel, housing timelines and move-in logistics all at once. “We made the transition smooth through extremely consistent communication,” she says. “Everyone felt supported rather than overwhelmed.”

That attitude extends to the biggest challenge in her orbit: navigating HOA regulations. Many are cautious about shortterm stays, so Collins approaches it with a deft hand, communicating the level of care and service Georgia Premier Homes brings to the table. “Our model focuses on corporate housing through business- to-business agreements rather than vacation rentals or day-to-day stays,” she says. “Managing those relationships and ensuring compliance has been an important part of growing the business.”

True to her concierge approach, she’s able to work within constraints, including school districts, commutes and short timelines. Average rentals under Georgia Premier Homes are about 2½ years, but Collins can find a rental for as short as 90 days if needed.

When not conquering the rental market, Collins serves as an active member of the Buckhead Business Association and president of Young Bucks that recognizes Buckhead’s Top 40 Under 40 Professionals. She leads partnerships, networking and events that bring together emerging professionals with established business leaders. “I love creating opportunities for growth, collaboration and long-term success within the Buckhead business community,” she says.
